To add a new lease (or move in a new tenant) go to the Properties page and select the unit you wish to add a lease to. Then select the Lease tab on the right side of the page. And then from the Option Menu on the top right click New Lease. Or it would also say New Lease in the middle of the page if the unit is vacant.
In the new lease popup you can enter in the tenant’s info.
You can also add other entities/tenants to the lease by clicking 'add tenant' at the bottom:
There can only be one primary tenant per lease (although you can later change who is the primary tenant if there are multiple people added). If there are multiple tenants in a unit that need to pay rent or bills separately you can create additional leases.
If you enter the tenant’s email address and select Allow Online Access on the lease, the tenant will be able to create an account to access their transactions and maintenance tickets on the building’s website. See the Tenants using Online Access article for an example.
On the second page you will fill out some more details, such as the Security Deposit amount. You can also set the late fee structure from here or send out Lease documents to sign online.
And then the third page has the Lease details. The Schedule Frequency is when the rent invoice will appear each month. Generate charge in advance can allow you to send out the invoices early, which will create the invoices early in the system as well. The due date is when it is due by. And then set the Item for the charge (usually Rent), and the amount. You can click New Item to add additional charges to their monthly invoice.
Once all the information is set you can hit Submit and the lease is in! Again if multiple tenants are needed to pay rent, bills, etc. multiple leases will need to be created for the unit.
