To add a new lease (or move in a new tenant), follow these steps:
Navigate to the Unit:
Go to the Properties page.
Select the unit you want to add a lease for.
Create the Lease:
Enter Tenant Information:
Note: Each lease can have only one primary tenant, though you can change who the primary tenant is later.
If tenants need separate bills or rent payments, create multiple leases.
If you provide the tenant’s email and select Allow Online Access, the tenant can create an account to view transactions and submit maintenance tickets. (See the Tenants using Online Access article for more details.)
Adding Existing Tenants:
In addition to adding new tenants, you can also include existing tenants in a new lease.
The First Name field of each tenant form also acts as a search box.
After clicking on a search result, the form will auto-populate with that tenant's details.
If you click on the wrong tenant by accident, you can click on the Clear Existing Tenant Data button and then perform the search again to select the correct tenant.
Additional Lease Details (Second Page):
Lease Schedule and Rent Details (Third Page):
Set the lease start date (you can set it to a future date to create a future lease).
Select the Schedule Frequency (this determines when rent invoices are generated each month).
Optionally, enable Generate Charge in Advance to create invoices early.
Set the Due Date, Item for the charge (typically "Rent"), and the rent Amount.
Click New Item to add other recurring charges.
Submit the Lease:
After reviewing all entered details, click Save.
Additional Information on Future Leases:
If you create a lease with a future start date, the unit will still appear vacant on the Dashboard and Properties pages until the lease actually begins.
However, the tenant information will immediately appear:
Under the Lease tab on the Properties page.
In the Tenants page
