Adding And Editing Management Fees

To setup management fees that property owners pay to you as the property manager go to the Settings menu (gear/cog icon in the upper right) and click on 'Fee Structures.' Different fee structures can be added for different fees or values and can be different per building. Edit an existing Manage Fee by clicking the edit icon next to it or add a new fee by click the + in the upper right.

Give the structure a name and make sure to select the type as a 'Management Fee' (for Late Fees see the Adding and Editing Late Fees article).

Then you can add fees to the structure. If for example, your property management company gets 7% of all rent but $20 per late fee you can create two separate fees that belong to the same structure. Add a new fee by clicking the + to the left of the structure or edit a fee by click the edit button on the right.

In the Edit Fee Structure Item screen, you can select if your fee is a percentage or flat fee, the amount and the income and expense items (use Management Fee Income and Management Fee Expense if you don't have your own items). Then in the Item filter method dropdown you can select items to include, exclude or just apply the fee to all items.

The include/exclude list shows all income transaction items. See the Creating an invoice for a tenant article to see how to add additional transaction items. Just check off which transaction items you want to include or exclude. Hit submit and that fee is added. Add more to the structure with the + or hit the save button when you are done. Remember all fees in one structure will apply to one building.
