Adding, Editing, and Deleting Lease Profiles

Manage lease profile defaults, create new profiles, and control tenant options and billing settings.

Lease Profiles allow you to set default preferences for leases associated with a specific building. These default settings can still be customized individually when creating or editing specific leases.

Accessing Lease Profiles

  1. Navigate to Settings.

  2. Select Profiles from the menu.

Editing or Deleting Lease Profiles

  • To edit an existing Lease Profile, click the 3-dot menu to the right of the profile, then Edit.

  • To delete a Lease Profile, click Delete in the menu instead.

Adding a New Lease Profile

  1. Click the New Lease Profile button at the top right.

  2. In the popup window, enter a Profile Name.

Configuring Lease Profile Options

  • Allow online access: Enable this option to allow tenants (with valid email addresses) to access the public building website, view invoices, submit maintenance tickets, and review documents.

  • Allowed Payment Methods: Select the payment methods tenants can use (Credit Card and eCheck require setup with Forte ACH; contact support for assistance).

  • Billing day: Set the default day of the month when rent charges appear in the system.

  • Due day: Set when rent payments are due. Options include a specific day each month or the end of the month. Late fees are calculated based on this setting. (Refer to the "Adding and Editing Late Fees" article.)

Overdue Payment Notices

  • To send overdue payment notices, first upload a notice document by navigating to Settings > Templates - Emails/Texts/Forms.

  • Set the specific timing for when these notices will be automatically emailed to tenants.

Additional Lease Settings

  • Scroll further down in the Lease Profile settings to configure additional options:

    • Month to month at lease end: Enable this setting if tenants aren't required to sign a new lease after the initial term ends.

    • Days required to prepare a unit: Specify the number of days needed after a tenant moves out before the unit is available again.

    • Move out statement print/email template: Choose which templates to automatically print or email statements to tenants upon moving out.
