The Lease Profile determines the default behavior for all the leases for a building. However, when creating a lease this information can be changed to be different per lease. To edit the default profiles (or add additional ones if you have different fees, etc for different buildings for example) go to the settings menu (the cog/gear icon in the upper left) and then Profiles.
You can then click the edit or delete to the right of the Default Lease Profile or click + to the left of Lease Profiles to add a new profile. In the new lease profile popup give the profile a name. If you select online access this will allow tenants (with valid email addresses) to get access the public building website to look at rent and other outstanding invoices, create maintenance tickets and review important documents. You can also select Allowed payment types for the tenants to pay rent with. Credit Card and eCheck require setup with Forte ACH (call or email our support for an application).

The billing day is when the rent will appear (by default) in the system. Due day is when it is due by (it can be a specific day in the month or the end of the month) and late fees can be calculated off of that based on the fee structure (see the Adding and Editing Late Fees article).
You can add an overdue payment notice document in Settings -> Templates and select when that notice is emailed to the tenant. Be sure to scroll down to set more information for the lease. If you do not require the tenant to sign another lease after their first lease concludes you can set it to become month-to-month. Days required to prepare a unit is the number of days after a tenant moves out before the vacant unit is available. The move out print/email statements can be sent to the tenant upon their move out.
