Leases with multiple separate tenants

Leases with multiple tenants that can be added or removed separately are supported in Property Matrix. The typical use case for this is with student housing.

A lease should be created with one of the tenants designated as the "Primary" tenant. All of the transactions will be shown on this tenant. The rest of the tenants can be added as secondary tenants.

The rent schedule will generate invoices for the primary tenant, but any of the tenants can log into their own tenant portal account and submit payments for these invoices. While these transactions will show up under the primary tenant, the payment method will show the name of the person who actually submitted the payment.

The security deposit can also be stored on the primary tenant as one lump sum. When new tenants are added to the lease, this amount can be adjusted by creating additional transactions for the security deposit.

To move out an individual tenant from the lease and refund their part of the security deposit, first create a security deposit application on the primary tenant. Then open the menu for that new security deposit application and click on "Refund". In the popup that appears, change the field for "Payable to" to the tenant who is moving out. This will issue the check to the tenant who is being moved out. Then they can be moved out by removing them from the lease.
