Question

I have a client asking how they would go about making charges to tenants that will go against their security deposit already on file when the tenants is still not moving out.

For example, if someone paid $500 for their security deposit and a repair was done and they wanted to charge from their deposit, $50. What's the best way to show this?

Answer

The property manager will need to create a credit note of $50 using an item that is the security deposit item for that tenant. Afterwards, the property manager can create a new invoice for that repair and have that credit note applied to it. When the move out process occurs, the security deposit credit note previously created will reflect on the security deposit balance ($450).
