Understanding Future Schedules for Secondary Tenants

Learn how transaction schedules are linked to a lease and how to create and identify schedules specifically for secondary tenants.

Written by Conor Taliancich

In Property Matrix, transaction schedules are linked to the lease. Because of this, future schedules are visible to all tenants associated with that lease. Both primary and secondary tenants can see schedules on their lease pages.

To determine which tenant a transaction schedule applies to, check the Tenant label on the Future tab. This column shows the tenant who will be charged for each scheduled transaction.

Create a Schedule for a Secondary Tenant

To create a schedule specifically for a secondary tenant, first navigate to the secondary tenant’s lease page.

Using the Properties Tab

  1. Go to Properties.

  2. Click the unit the tenant is under.

  3. Click the Lease tab.

  4. Open the dropdown next to the secondary tenant.

  5. Click the secondary tenant’s name to open their page.

Using the Tenants Tab

  1. Go to Tenants.

  2. Filter the tenant type to Secondary Tenants.

  3. Click the desired secondary tenant to open their page.

Add the Future Schedule

  1. From the secondary tenant’s page, click the Future tab.

  2. Click New Schedule.

  3. Fill out the schedule details as you would for any standard schedule.

  4. Save the schedule.

After saving, the secondary tenant’s name will appear on the schedule under the Tenant label. Future charges generated by this schedule will apply only to that tenant.

Additional Notes

If a transaction schedule is created directly on the Properties page, it will be linked to the primary tenant by default.

If the primary tenant changes on a lease, transaction schedules are updated to link to the new primary tenant.

Always review the Tenant label to verify which tenant will be charged, especially when multiple tenants are on a lease.
