TransUnion ShareAble

Learn how to request and process TransUnion ShareAble credit reports in Property Matrix for both new online applicants and existing leads

Overview

Property Matrix integrates with TransUnion ShareAble to allow property managers to request and view applicant credit reports. It is recommended for clients managing fewer than 100 units.


Report Options and Pricing:

  • Credit & Criminal Reports: $15

  • Credit, Criminal & Eviction Reports: $20

Note: TransUnion ShareAble reports with recommendations are not currently supported.


Setting Up TransUnion ShareAble:

  1. Navigate to the Settings page (through the profile icon on the top right, and then select Settings)

  2. Select TransUnion from the left sidebar, and follow the instructions from that page.

  3. Once activated, select the appropriate report option; the associated pricing will display clearly.

Application Fees and Tenant Applications:

  • Upon enabling TransUnion Shareable for a property, tenant applications for that property automatically include the Shareable application.

  • An application fee can be configured on the customized tenant application within the Settings > Tenant Applications page.

  • Applicants are charged this fee immediately after submitting their application, but Property Managers are charged when they actually generate the report.


TransUnion ShareAble Use Cases

There are two main use cases:

  1. Applicants applying through the public unit application page.

  2. Existing leads who have not yet completed a TransUnion online application.

Use Case 1 – Applicants Applying Through the Public Unit Application Page

Setup

  • The property manager must enable and configure TransUnion in Settings > TransUnion.

  • Pricing for credit reports is shown in the TransUnion settings — costs are added to the property manager’s next bill.

  • Consider these costs when setting your application fees.

Application Process

  1. The applicant applies through the public unit application page.

  2. Near the end of the application, they are prompted to provide:

    • Income information

    • Social Security Number

    • Other sensitive information required by TransUnion

  3. The applicant must have a valid, unique email address — this is required by TransUnion.

  4. The applicant answers identity verification questions (e.g., past addresses, mortgage/lease amounts).

  5. Once complete, the applicant appears on the Marketing Leads page.

  6. The property manager clicks the Request TransUnion Credit Reports button. This will add a charge for the report to the next bill for the property manager.

Note: Running the report immediately after submission is possible, but it can take a few minutes for TransUnion to generate the results. The link updates automatically once the report is ready.

Use Case 2 – Existing Leads Without a Completed TransUnion Application

When This Happens

  • A lead is manually entered into Property Matrix.

  • The applicant submitted an online application before TransUnion ShareAble was set up for the property.

Process

  1. In the lead’s profile, click the Request Credit Reports link.

  2. A lightbox appears with expected lease terms — fill these out.

  3. Submit the form to send an email invitation to the applicant.

  4. The applicant completes the same TransUnion application process as in Use Case 1.

    • This time, their submission is attached to the existing lead rather than creating a new one.

  5. Once complete, the property manager can run the credit reports from the lead’s profile.


Viewing Saved Reports for Tenants

When a lead with TransUnion reports are converted to tenants, the reports will no longer be found in the Marketing > Leads page.

Instead, follow these steps:

  1. Navigate to the tenant's page on Accounting > Tenants.

  2. Switch to the Details tab.

  3. Click on the 3-dot menu of the tenant to see the Report options
