The normal use case for TransUnion is the property manager sets it up in the settings page and then applicants apply through the public unit application page. Near the end of the application process, there will be additional pages asking the applicant to fill in information required for TransUnion, such as their income, social security number, and other sensitive information. The applicant must have a valid, unique email address to be able to apply; this is something TransUnion requires for online applications. Then they will get a set of security questions to verify their identity; it is usually questions about past mortgage or lease amounts or past addresses they have lived at. Once the applicant successfully finishes the application, they will appear on the marketing leads page and the property manager can click on a button to request the TransUnion credit reports. This will add a charge for the report to the next bill for the property manager; the prices are listed on the settings page when configuring TransUnion. The property manager should take these costs into consideration when determining what they should charge for their application fee.
The second use case is a lead that has been entered into the system but the applicant has not filled out the TransUnion online application. This can happen if the property manager manually enters in a lead into the system or if the lead had already submitted an online application before TransUnion Shareable was set up for the property they had applied to. If the property manager clicks on the link to request credit reports on this type of lead, a lightbox will appear with the expected lease terms. The property manager will need to fill this out and submitting this form will send emails to the applicant asking them to complete an online application. This will just take them through the exact same application process described above on the public unit application page; the only difference is the information they fill out will be attached to the existing lead in the system instead of generating a new lead. Once they have completed the online application that includes the TransUnion online application, the property manager will be able to run the credit reports by clicking the relevant link on that lead.
Running the credit reports can take up to a few minutes, similar to TransUnion Credit Retriever. The property manager can request the reports immediately after the lead finishes the TransUnion Shareable online application, but it takes TransUnion a few minutes to generate the report. The link will automatically update once the report is ready.
