Any tenant that has been given online access will be able to perform multiple tasks wherever they are.

To get them started please check out the article Giving Tenants Online Access in order to set up their account.

Once they are logged on and in the system, you will be able to view their account and walk them through what features the system gives them.

In order to preview their account through your system, view their Lease tab. You can view this either from the Properties or the Accounting page. If they have a valid email address and Online Access enabled, and they already created their account, a link for Login as Tenant will appear. This will be on the bottom right of the Accounting page, or just below their name on the Properties page.

Clicking on it will open a pop up window.

If the button does not appear it means that this certain tenant still may not have access or hasn't created their account yet.ย 

The pop up window will display a preview of the Online Access screen. It will be the same information the tenant will see and from here you will be able to walk them though and see what they have access to in their account.

In the Payments tab, the tenant can see their current invoices and make a payment. They can click on the Invoice there and expand it to see the details, and also click on View Invoice and it will open a copy of their invoice in a new tab so they can download and keep that for their records.

To Enable AutoPay, simply click on the blue Enable Autopay button near the top right, and it will open a screen to enter that info.

You can set up AutoPay with a Credit Card, Debit Card, or ACH Bank account. Initially it will show a Credit Card option, and there is a button below that to Use Bank Account.

Also when you are setting up AutoPay, by default when you first set it up, it will make a payment today, and then schedule the next payments going forward on the selected day. If you do not want to make a payment today, click on Additional Settings below the Enable AutoPay button where you can see different options for scheduling an amount or setting up autopay on a certain day of the month.

Once you have selected all the settings you want, you can click Enable Autopay to set it up. It will show there if there is an amount to be charged today, which will process that payment immediately once you click Enable AutoPay.

If you need to disable AutoPay, go back to the Payments tab, and click on AutoPay Enabled near the top right, and it will take you to the AutoPay screen where you can disable it.

If you want to just enter a one time payment, from the Payments page, click on Make A Payment. It will first bring up an option to add a card to pay with a Credit Card. If you are looking to pay with a Debit Card or Bank Account, click on Use Bank Account at the bottom just below Ok.

This will bring up the other options for Debit Card and ACH.

We also have options to submit Maintenance Requests on the portal. Go to the Maintenance tab at the top, and from there you can submit a New Request, along with upload any images to the request.

There is also a Documents section where any signed leases or other documents can be displayed. The tenant can also upload documents here themselves.

To view your Billing History, click on the person icon on the top right corner, and choose Billing History from the dropdown. There you can see all the past invoices and payments and dowload copies of them.

Finally, the Contact tab will let your tenants be in communication with you.

The message screen will let them fill out the information and message they want. Once its submitted it will forward to your email linked with the account.
